What is a lis pendens?
Lis Pendens is a legal term that means "suit pending". A lis pendens is often called a preforeclosure (or preforeclosure) or lien. A lis pendens can be filed in various situations.
Lis pendens records offers you an excellent opportunity to locate motivated property owners who are looking to:
- sell their property quickly
- refinance
- find someone to help them avoid foreclosure
Examples of lis pendens filings
For example, a contractor can file a lis pendens (mechanics lien) on a property to secure payment for unpaid work performed for the homeowner. The City of New York regularly files lis pendens for unpaid property taxes. Similarly, a condominium board can file a lis pendens for unpaid common charges. Finally, perhaps the most classic filing of all occurs when a bank (or "mortgagee") files a lis pendens (notice of mortgage default) on a property when the property owner has not paid the mortgage for at least three consecutive months.

What information is provided with each preforeclosure listing
The lis pendens records in SpeedMonster's database contain sixteen individual fields, the most of any other lis pendens provider in the U.S. Below is a listing of the fields in each record, and a description of each.
Debtor
Usually the property owner, the lis pendens debtor is the entity who may
owe an obligation or debt to the creditor. You can run powerful and flexible
searches on this field and many others.
Property
Property refers to the street address of the property.
City
The city where the property is located (New York, Brooklyn, Bronx, Staten
Island and Queens). For Queens, the actual locality is the city, such as
Jamaica, Hollis, Flushing, etc.
State
The state is NY. Please note that, at the present time, SpeedMonster focuses
solely on lis pendens records in the five boroughs of New York City.
Zip
The zip codes have been formatted to conform to USPS addressing standards.
Therefore, with very few exceptions, the zip codes are in Zip+4 format (e.g.,
11213-2946).
Creditor
The creditor is a bank or other entity to whom the debtor may owe an obligation
or debt.
Block
The Block and Lot numbers make up a two-number combination that identifies
a particular property in a particular borough in New York City and in most
other jurisdictions.

Index Number
The Index Number is the case number that the County Clerk assigns to the
lis pendens filing. The Index Number usually consists of a series of digits
followed by the two-digit year (e.g., 10258/06).
Date Filed
The filing date of the lis pendens. It has been alleged that some of the
other lis pendens data providers modify the filing dates of their data in
order to make them appear more current. At SpeedMonster, we find that practice
to be deceptive and unethical. Whatever filing date that we give you, that
is the actual filing date that you will find in the County Clerk lis pendens
records.
Stories
The number of stories in the property.
Building Code
A two-character property description code that the City assigns to the property.
The Building Code consists of a letter followed by a digit.
Building Size
The width and length of the building in feet.
Lot Size
The width and length of the lot in feet.
Valuation
The value assessed by the City of New York (as of the filing of the lis pendens).
Valuation is used for property tax purposes and does not refer to the actual
market value of the particular property.
Mortgage
The amount of the last mortgage, if any, on the property. This amount may
not accurately reflect the amount of the lis pendens, especially in the
case of a tax lien.
